Following the latest government guidelines for the upcoming national lockdown while are office doors are closed, we are very pleased to say our Langley team are busy working for you either in the office or remotely in the Langley area.

We will continue to adhere to our strict Covid 19 measures to ensure the safety of our colleagues and customers.

We remain available for viewings and valuations which are still possible subject to a number of controls of course.

The Flatman Partnership Office and Staff

Can I visit the Office?

To ensure the safety of our staff, contractors and customers we are currently operating a locked door policy. Should you need to visit us to drop off or collect keys and documents please kindly call the office first to pre-arrange.

How are you protecting your staff?

The safety and well-being of our staff and contractors is always our primary concern. We have conducted a full risk assessment for our Office and have adapted our working space to meet the new social distancing and safety measures.


Buying and Selling

Can I put my house on the market?

Following government guidelines it is possible to arrange valuations, take photographs and prepare EPC's in order to get your property on the market.

Whilst visiting your property our team will be required to wear masks and gloves for the duration of the appointment.

During our visit, please feel free to also wear a mask and gloves if this makes you feel more comfortable. At all times social distancing measures must be observed.

Can you conduct viewings of my property?

It is now possible to arrange in-person viewings on a property, our teams have been trained and we continue to monitor government advice and guidance and to update our processes and training accordingly.

To help prevent the spread of infection, the government is encouraging people to do the majority of their property searching online; for example only physically viewing those properties which you believe you are most likely to want to move into. You can begin your search on our website, Rightmove, Zoopla and/or On The Market.

Can I make an offer on a property?

Yes of course. You are free to make an offer on a property as normal.


In-Person Viewings

Can I arrange a viewing?

If you would like to view a property in person please let our team know and we will be only too happy to help arrange this.


Will you offer open house viewings?

We are unable to offer open house viewings at present as viewings must be staggered to adhere to government guidelines.

What is the viewing process?

  • Please contact the office if you would like to arrange a viewing.
  • Our team will ask if you are suffering from any Covid 19 symptoms or have had a positive test for Covid 19 within the last 14 days. We will also ask the same questions to the owner or tenant of the property you would like to view
  • During the viewing, no more than two households can be present in the property. We would advise against bringing children to the viewing if possible. Where children must attend, one parent should remain outside the property with them at all times
  • Vendors or current tenants will be asked to vacate their property for the duration of the viewing
  • Through out the viewing, our team member and viewers should wear masks at all times. Gloves or hand sanitiser should be used
  • Viewers will be advised to avoid touching anything in the property
  • Social distancing should be observed at all times

Property Purchase

Are surveys and mortgage valuations taking place?

Surveyors can still undertake surveys of the property you wish to purchase as long as they adhere to government guidelines.

Inspections should take place by appointment only and with one person visiting the property at any time. Surveyors should follow the same government guidance as other professionals and trades people working in other people’s homes. Social distancing must be observed at all times.

Before arranging an inspection the Surveyor should ensure they are not entering a property where a member of the household is showing symptoms of coronavirus or self-isolating.

The surveyor will need to access and inspect all areas of your home so please ensure all doors and cupboards are opened in prior to their arrival and all efforts are made to minimise contact with them.


Can I exchange and complete on a property?

The latest government guidelines advise that property purchases can exchange and complete as normal.

Are conveyancers operating as normal?

Yes, conveyancers have adapted to working from home and have been doing so successfully since the previous lockdown.

We have worked closely with a number of local, reliable firms for over 10 years and would be happy to recommend their services.


Can I move into a property after completion?

Yes, you can move house. Removal companies are operating as normal, subject to social distancing measures.


Landlords

Has my management service changed?

All our usual services are currently operating, we have had to defer our regular managed property visits until after the lockdown and social distancing measures are lifted. We have been in touch with many of our landlords on an individual basis to offer advice and support, but if you have any queries please do not hesitate to contact us. We will support landlords and tenants on a case by case basis where difficulties may arise.


Can I arrange property repairs and gas and electrical checks?

It is imperative that Landlords and Managing Agents ensure the continued health and safety of their tenants. Government guidelines advise that all essential repairs and gas and electrical safety checks can still be completed as long as all parties adhere to the guidelines.

Can I market a new property to let?

Similar to property sales, we are able to undertake valuations, photographs and EPCs to get your property on the market.


Tenants

What should I do if I need to report a issue with my property?

If you need to report a maintenance issue you can do so via email at hwheatley@flatmans.com or at tclaridge@flatmans.com. All contractors who attend your property will be following the safe working guidelines and only entering the property if it is safe to do so.


Can viewings of my home take place?

Yes, we will continue to ensure everyone entering your home adheres to our safety measures at all times. Should you have any concerns, please contact us.

Can I end my tenancy agreement?

Yes, you can give notice and move. Should you wish to do so, please contact us at hwheatley@flatmans.com.
