Crossrail, the new high frequency, high capacity railway for London and the South East, is due to arrive in Reading, Langley and Slough in 2018. As well as promising the biggest improvements in decades, including shorter journey times to London and new and improved stations, it also has the proven potential to boost to property values along the route.
This is especially relevant throughout the M4 Corridor. Currently lower-priced areas along the western section of the route, between Reading and West Drayton, will see travelling times to London decrease markedly.
This Western section; beginning in Reading and going through local towns Twyford, Maidenhead, Taplow, Burnham, Slough, Langley, Iver through to West Drayton; covers our area and we are expecting to see a significant rise in property prices. Property company eMoov predicts Reading prices will grow by 50 per cent over the next six years.
Research by Property Week has revealed that house prices have already soared by up to 73% along the Crossrail route, between 2013 and 2015. House price growth in areas within walking distance of the new stations has outstripped the London average by as much as 56%.
With Reading as the capital of the Thames Valley, we already benefit from several top 50 global company HQs in the area, and many business parks populated with IT and finance businesses. Journeys to and from London will be made much more convenient. As for Reading itself, the town’s station is already undergoing a £425 million upgrade with among 24,000 of the 150,000 Reading residents commuting to and from London daily, not to mention those living in villages and towns in other areas of Berkshire.
It’s not just the route that will benefit residents. New advanced trains will provide on-train passenger information systems will deliver real-time travel information, as well as wide interconnecting gangways and three double doors on each side of each carriage. These will increase capacity, and provide quick boarding and alighting times.
